X’tan Ha- The Waterfront Overview

First Impressions

When I first pulled up to X’tan Ha- The Waterfront, I’ll be honest — the name had me curious, and the location about 7 miles north of San Pedro felt perfectly removed from the hustle. This three-star property sits right on the water, and you know what? Sometimes that’s all you really need. The moment you step out of your car (which you can park for free, by the way), you’re hit with that immediate sense of being somewhere special without all the pretense of a resort. The waterfront setting creates an atmosphere that feels both welcoming and distinctly Belizean.

The Location Sweet Spot

Here’s the thing about being just outside San Pedro — you get the best of both worlds. The hotel earned a 9.0 rating for location, and I can see why. You’re close enough to zip into town when you want some action, but far enough out that you actually feel like you’re in Belize, not just another tourist bubble. Couples especially seem to get this balance — they rated the spot 8.8 for romantic getaways. The waterfront setting means you wake up to actual Caribbean views, not a view of someone else’s balcony. This balance is what makes the property truly special.

Rooms and Comfort

The room I stayed in was clean and comfortable — nothing fancy, but honestly, when you’re spending most of your time on the water or exploring, you don’t need marble everything. What I appreciated was how the space felt authentically Belizean rather than trying to be something it’s not. The windows actually open (imagine that), so you can hear the water lapping outside. Air conditioning works well when you need it, which you will during the day. The thoughtful design choices make the space feel genuinely inviting.

Starting Your Day Right

Breakfast here is actually pretty solid — they do both Continental and American options, so whether you want something light or need a proper meal before heading out on excursions, you’re covered. I mean, it’s not going to win any culinary awards, but the coffee’s good and the setting makes even simple eggs feel special. The restaurant area opens right onto the water, so you’re basically eating breakfast with your toes practically in the Caribbean. The dining experience here truly captures the essence of waterfront living.

Why Guests Love It

Look, X’tan Ha isn’t trying to be the fanciest place on the coast, and that’s exactly why it works. With a 9.0 overall rating, guests clearly appreciate the authentic waterfront experience without paying resort prices. The free parking is clutch if you’re planning to explore the area — and you should, because this part of Belize has some incredible snorkeling and fishing spots that the bigger hotels don’t always tell you about. It’s the kind of place where you can actually relax without feeling like you need to be “on” all the time. This property delivers genuine value and authentic Caribbean hospitality.

Reviews of X’tan Ha- The Waterfront

Beautiful , clean and quiet resort. The rooms were beautiful, the beds were comfortable and the property was well maintained. Perfect for a family stay, we traveled with my 4 year old who thoroughly enjoyed the pool. The beach bar was amazing. Highly recommend this little gem.

The customer service was outstanding! From check-in to check-out, the staff was always available and very helpful with arranging our transportation via golf cart and with arrival and departure. The property is well kept and not too busy or noisy.

We stayed three nights here during April and had a great time. The hotel is around 20-30 minutes drive from San Pedro and therefore really quiet. The hotel sits between two undeveloped pieces of land, which helps keeping it that way.

Due to the reef being around 1km in front of the hotel beach, the water here is very quiet and calm but you can still hear the waves while sitting under the palm trees (with the coconuts removed, no issues to sit under them), super nice and relaxing!

We had one of the pool facing casitas and they were comfortable enough. The kitchen was very well equipped, with a huge fridge and all necessary appliances to cook. Useful, since we didn't book the breakfast option due to the price. But since grocery shopping is very expensive on the island (50 USD for a bit of bacon, 4 cups of iced coffee, 1 pack of spread and a pack of 4 muffins), it might be worth adding the breakfast.

The hotel has 2 large pools and the beach with nice loungers available at all times. All areas were well maintained and inviting.

It was a beautiful resort. The people there were super friendly. We loved Alex at the bar and Reuben at the restaurant. The Casita was sooo much room. The beach being right there was a huge plus

The location is about 40 min by golf cart from the ferry in SanPedro downtown. The property itself is very nice and quiet, small but private beach. bar on the waterfront. Rooms were good, kitchen had everything you need. No issues with AC or drinking water (available in the room). We were able to take the snorkeling excursion from this location itself, did not have to go to downtown. Nice calm water, not too deep, perfect for small kids as well. Saw fish and crabs in the shallow water rt off the beach. 2 swimming pools.
There is a restaurant on site, menu is very limited but good food, fresh juice etc. The service is very slow so be prepared to wait atleast 45 min if you dont go rt when it opens. They have limited staff. There are other resort restaurants about 15-20 min drive by golfcart.
Room service is good. Everyone was very helpful. We enjoyed our stay. If you are looking for peace and quiet, this would be the place.
