First Impressions

When I first pulled up to Blue Water Beach Villas in San Pedro, honestly, I wasn’t sure what to expect — but the moment I saw those pristine white villas scattered along the coastline, I knew this was going to be special. This four-star property sits right on the beach, and I mean literally steps from the sand, which is pretty rare in Belize where a lot of places claim beachfront but you’re actually walking through mangroves to get there. The whole setup feels intimate and private, like you’ve stumbled onto someone’s well-kept secret rather than a typical resort.

The Villas and Comfort

Each room here is actually its own villa, which took me by surprise — you get way more space than you’d expect for the price point. The interiors have this clean, coastal vibe without being overly themed (you know how some beach places go overboard with the nautical stuff). What I really appreciated was the attention to practical details — good water pressure, reliable AC, and those little touches like quality linens that make you feel like you’re staying somewhere that actually cares. The private terraces are where you’ll probably spend most of your time though, especially during those incredible Belizean sunsets.

Location and Getting Around

San Pedro is small enough that you can walk pretty much everywhere, but Blue Water Beach Villas sits in this sweet spot where you’re close to the action without being right in the middle of the bar scene on Barrier Reef Drive. It’s about a 10-minute walk to the main strip where all the restaurant options are, but far enough that you won’t hear the late-night crowds. The beach here is actually swimmable too — not all of San Pedro’s coastline is great for that because of the seagrass, but this stretch is perfect for morning swims.

What Makes It Special

The staff here genuinely seems to know what they’re doing, which isn’t always a given in Belize where service can be… well, let’s say relaxed. They helped me arrange snorkeling trips to Hol Chan and Shark Ray Alley without the usual runaround, and actually gave me honest recommendations about which tour operators to use. The property itself is small enough that it never feels crowded — I think there are only about a dozen villas total — so you’re not fighting for beach chairs or dealing with that resort chaos that can kill the vacation vibe.

Why Guests Love It

Look, I’ve stayed at fancier places in Belize, but there’s something about Blue Water Beach Villas that just works. Maybe it’s because couples clearly love this place (and I can see why — it’s romantic without trying too hard), or maybe it’s just that rare combination of being well-run, reasonably priced, and genuinely relaxing. The beach access alone makes it worth considering, but add in the fact that you’re getting villa-style accommodations at hotel prices, and it becomes pretty compelling. If you’re looking for a place where you can actually unwind in San Pedro without breaking the bank or dealing with crowds, this is it.

  Was great to be in the same apartment building with travel mates. Pool and dock were great! The furnishings were comfortable and stylish, The sectional couch on the balcony was great! Our buddies were envious, ha ha.

  Property is located right on the beach and the views are amazing. Unit comes with all the kitchen items you could need and lots of extra sheets, towels, and blankets. Staff on site keeping the pool and beach maintained were very nice. Unit is maintained by Vacasa which has its own concierge service. Gineli was amazing at answering our questions and helping us to book tickets to the water ferry and a taxi to/from the airport (thanks Tito for being an amazing taxi driver who even gave us a bit of a tour). Gineli was honestly my favorite part of this vacation.

  The villa was exactly as described. It was right on the beach with an amazing view of the ocean. The pool was clean, clear, and refreshing. The beach and property were well maintained. The pier was amazing! The beach was beautiful and clean. The water was warm, calm, and shallow, perfect for our needs. We didn't utilize the kayaks, but appreciated that they were available. Our check-in and check-out process was super easy. Everything was as anticipated. Communication with the host was easy and timely. There was a little restaurant on the beach within walking distance that had amazing food and friendly atmosphere.
